APPLICANTS CORNER
Thank you for your interest in leasing a home. Please review the filling information carefully. If you believe that you meet the qualifying guidelines, we encourage you to submit an application. PLEASE NOTE THAT SOME PROPERTIES DO NOT ALLOW PETS, THE PET POLICIES VARY WITH EACH PROPERTY AND WILL REQUIRE AN ADDITIONAL PET DEPOSIT.
APPLICANTS
- Each person 18 years of age or older must fill out and sign an application. ONLY applicants may reside at the property.
- To be considered and processed, all applications must be accompanied by a non-refundable application processing fee.
- Applications with missing information will delay the processing and may affect your requested move in date.
APPLICATION PROCESSING FEES-NON-REFUNDABLE
$30 per applicant (for each adult that will live on the premises) plus a $15 property fee. This fee is separate from any good faith holding deposit money received after approval.
SCREENING CRITERIA AND QUALIFYING GUIDELINES IDENTIFICATION
A copy of the following should be included with the application and is required prior to processing.
- Government issued photo ID (State issued Driver’s License or ID, passport, resident alien card)
- Social Security Card (if requested)
CREDIT
- We will be running a full credit report for each applicant.
- Reports supplied by applicants will NOT be accepted.
- Unsatisfied judgements, liens, sever delinquencies (90 days or more), excessive charge offs, etc. may cause applciation to be rejected. If any of the above mentioned credit blemishes have been cleared or discharged will require documentation for proof of same.
INCOME
- Applicants combined household gross monthly income should be at least three times the amount of the monthly rent. (Note: Gross income is all earning before taxes)
- Income will be verified from copies of recent pay stubs provided with the application, if employers are not able to providea verbal income and employment verification with additional charge.
- Self-Employed applicants must provide most recent tax return (including Schedule C) the tax return must designate income.
- Proof of earnings from social security, child support, alimony and/or spousal support must be documented (may require bank statements itemizing deposits.
- Unverifiable income will not be considered.
RENTAL/MORTGAGE HISTORY
Unlawful detainers (evictions*) constitute automatic rejection. It is advised that the applicant disclose all matters of public records, such as bankruptcy, eviction, foreclosure, judgements and/or tax liens.
*the only exception for evictions would be evictions affiliated with foreclosure; as such documentation would be require as proof of such.
NOTIFICATION
Most applications are processed within 2 to 3 days. Once a completed application is processed, a decision will be made as to the approval or denial of the applicant. The applicant will be notified whether they are approved or denied.
CONDITION FOR MOVE IN (IF APPROVED)
If a holding deposit is required to secure the property, a holding depsoit receipt MUST be signed with a break down of fundsdue at the lease signing appointment. Holding deposits are usually a minimum of $500 which goes towards your move in funds. A walk thru prior to occupancy will be performed, tenants may be present at their request and a copy will be given at the time keys are issued. You have 72 hours to advise us of any other discrepancies. SECURITY DEPOSIT AND ALL OTHER MOVE IN FUNDS ARE TO BE PAID IN FULL BY CASHIER’S CHECK OR MONEY ORDER(S) BEFORE KEYS ARE ISSUED WITH NO EXCEPTIONS. Wire transfers are available with an additional charge.
